And he's not alone. Olga Ellis, who bought a similar newbuild from Avant Homes in South Yorkshire, faced similar challenges. Her central heating bill was high, yet the house remained cold, making it difficult for her to work from home and even host guests.

Avant Homes maintains that their houses are energy-efficient and built to National House Building Council (NHBC) standards. However, the experiences of Sispal and Ellis paint a different picture. They invited thermographer Paul Buckingham to perform thermal smoke tests, which revealed smoke emerging from under guttering, air bricks, and around windows, indicating poor sealing and insulation.

Buckingham warns that with such energy leakage, the government's climate change targets will be hard to meet. He advocates for better construction practices, emphasizing the need for airtight, well-insulated buildings.

Arnold Tarling, a chartered surveyor specializing in building defects, fire regulations, and heat loss, points to a potential conflict of interest. He suggests that regulatory bodies are too closely connected to developers, leading them to defend builders over purchasers. Steve Turner from the Home Builders Federation counters that the majority of newbuild buyers are satisfied with their homes, and customer satisfaction levels are at record highs.
